Why are our rates low?

We deal with wholesale divisions of the same mortgage lenders who you deal with on their retail side. For example you could walk into the office of a lender and they would offer you their retail mortgage rates. We can get you significantly lower mortgage ratesfrom the very same lender.

We also make less profit on each deal hence our rates are lower than other lenders.

6.275% VA (funding fee exempt), 7.195% FHA and 7.026% Conventional

What are our charges?

Nothing! Zero! Nada!

We are paid by our wholesale lenders and not by our borrower clients. In addition our profit does not depend on the interest rate at all, therefore we always get our clients the lowest rate possible.

What about discount points?

Majority of our ultra low rates do not have any discount points. Some of our even lower rates do have discount points. Depending on how long you plan to stay in your home it may make sense for you OR not to pay points to get an even lower rate. Since we don't get paid on the interest rate, we will be happy to analyze your situation for you and give you the best advise. Rates posted at the top are for owner occupied purchase single family home with no points.

What do we do?

We get your mortgage done!

From taking your mortgage application, getting you prequalified, collecting and reviewing your supporting documentation,  getting you preapproved for a mortgage, automated underwriting your loan,  locking your interest rate, ordering your appraisal, processing your mortgage application, clearing underwriting conditions, verifying employment; assets; income etc., and finally making sure that you have an on time closing and wiring the mortgage amount at your closing.... We do it all!

Do we offer no closing cost loans?

Of course we do. We offer true no closing cost loans both on purchase and refinances.
